Floor coatings on Long Island
Long Island garages are mostly attached, mostly two cars, and mostly on slabs poured between the fifties and the eighties. That is a good starting point for a coating.
What we see here
The water table is high across much of Nassau and the south shore of Suffolk, so moisture in the slab is the first thing we check. A slab that feels dry in August can push vapor in April. We test every floor and quote a moisture barrier where it is needed rather than coating over the problem.
Salt air on the south shore and near the Sound is hard on bare concrete and on cars, which is one more reason people here ask for a sealed floor.
Split-levels and high ranches often have the garage under living space. Those slabs tend to be in good shape and coat well.

My garage floods in storms. Can you still coat it?
Usually yes. A coating does not stop water coming in, but it does stop the slab soaking it up and it makes cleanup easier. We look at where the water comes from before we quote.
How soon can I park on it?
With a polyaspartic topcoat, usually the next day for walking and two to three days for cars.
